Description

In Vienna, innovative funding opportunities are available to support the construction of small garden residential buildings and owner-occupied homes on leased land over a period of ten years with attractive annuity subsidies. Both private individuals and companies can continuously submit applications, provided that a legally binding building permit – not older than three years – is available. The measure promotes housing construction and modernization as well as urban infrastructure and is particularly aimed at landowners and developers who wish to create affordable housing in the long term. By awarding direct subsidies, sustainable use of small garden areas is enabled while simultaneously strengthening the non-profit housing market.

A prerequisite for funding is compliance with the Vienna Building Code, the Small Garden Act, and the Ecological New Construction Ordinance 2007. In addition, income ceilings apply for future users and the relinquishment of the previous primary residence. The construction supervision authority of MA 25 oversees the construction activity, while MA 50 verifies compliance with the funding conditions upon completion.
