Description
The home ownership subsidy of the State of Styria supports private individuals in the new construction of residential buildings with one or two housing units as well as the installation of self-contained apartments in existing properties. Funding is provided in the form of a tiered state loan of up to €200,000 per application, repayable over 30 years and bearing a maximum interest rate of 1.50% p.a. The semi-annual annuities are degressively tiered, starting in years 1 to 5 at 1.125% (of which 0.125% is interest). A prerequisite is year-round occupancy as the main residence, a positive statement from an officially recognized energy consulting agency, and land registry security up to 70% of the total construction costs. The application must be submitted before construction is completed and must comply with the energy-efficient climate protection requirements of the state. Construction projects are evaluated based on criteria of energy efficiency, location and municipal infrastructure, as well as structural prerequisites.
Eligible applicants are property and condominium owners, building rights holders, as well as close relatives with Austrian citizenship or equivalent status in Styria. Eligible costs include construction expenses, energy consulting fees, and investments in high-quality heating and hot water supply systems. Applicants complete the online form at wohnbau.steiermark.at and submit income proofs, land registry excerpt, building permit decision, energy consulting statement, original building plans, proof of own funds, loan commitment, consent declaration, as well as confirmation of construction start and costs. By combining base amounts and mandatory surcharges (e.g., settlement focus, klimaaktiv Bronze–Gold, group housing, demolition of existing residential buildings), a maximum funding amount of €200,000 can be achieved.
