Description
The EigenheimPlus loan from the Thüringer Aufbaubank (TAB) is aimed at private individuals residing in or planning projects in Thuringia who wish to acquire or modernize owner-occupied residential property. As a low-interest, long-term loan, it offers a funding rate of up to 100% of eligible costs (acquisition and modernization costs) and allows for a loan amount ranging from €5,000 up to a maximum of €150,000 per project. Interest rates are fixed depending on the chosen term (5, 10, 20, or 30 years) and are based on creditworthiness as well as the value of the provided collateral. A repayment-free start period of up to one year as well as special repayments at any time subject to a prepayment penalty provide financial flexibility. New constructions, properties outside Thuringia, or properties that are predominantly rented at the time of application are excluded from funding.
Applications must be submitted exclusively before the start of construction or modernization measures through the financing institution of choice – usually the applicant’s primary bank. Required documents include a completed EigenheimPlus application, an investment and financing plan, the program information sheet, and a conditions table. After positive review by the primary bank and forwarding to TAB, the project implementation may commence. Combining this program with other funding schemes creates additional synergies for financing. The offer supports effective investments in the housing sector and contributes to the sustainable strengthening of infrastructure and urban development in the Free State of Thuringia.
