Description
The comprehensive renovation program of the State of Styria promotes the energy-efficient, monument-appropriate, and culturally valuable revitalization of residential buildings with three or more apartments. Owners, building rights holders, municipalities, and non-profit housing associations can optionally apply for non-repayable annuity grants of up to 45% of eligible costs over 15 years, non-repayable subsidies up to 30%, or a low-interest promotional loan at 0.5% p.a. with a 28-year term. An eco-bonus subsidy for ecological and sustainable measures is additionally available. The maximum funding amount is €1,300 per square meter of usable residential floor area when creating new living space, meeting monument protection law requirements, or eliminating substandard conditions. Applications can be submitted without time limitation, provided that the building permit is at least 30 years old and residential use as the main residence is demonstrated.
In the first step, the project must be evaluated at the renovation housing consultation table. Only after a positive assessment can the actual funding application be submitted, including project description, WS data sheet, WBF-3 report on energy provision, detailed cost breakdown, building physics suitability assessment (WS 6-US), and proof of contract awards. Tree felling work must be completed within two years after funding approval, with final accounting and payment evidence submitted no later than six months thereafter. Eligible expenses include construction measures, maintenance and monument preservation costs, ecological measures, as well as planning costs. Ineligible costs include land acquisition, retroactive expenses, and general operating costs. The evaluation criteria are economic efficiency, preservation of building fabric, energy efficiency, sustainability, and planning quality. With this funding, the State of Styria contributes to climate-friendly living, monument-appropriate preservation, and the creation of social housing.
