Description

The Hessen Loan for New Construction supports the new construction of owner-occupied residential property as well as communal housing projects in Hesse through particularly low-interest loans. Private individuals, building communities, and cooperatives receive assistance in the construction of new residential buildings for their own use. The initiative aims to create affordable housing and strengthen communal living. Applications are submitted continuously through the municipal housing promotion offices – in independent cities via the magistrate, otherwise via the responsible district committee. The implementation and review of applications are carried out in cooperation with the Wirtschafts- und Infrastrukturbank Hessen (WIBank), which manages and disburses the funding.

A prerequisite for funding is proof that the project location is in Hesse and that the property is used as the primary residence. For the application submission, a building permit or building application, financing and construction plans, as well as a current land register excerpt are required. Additionally, technical minimum requirements for energy efficiency and accessibility must be met. Eligible expenses include land acquisition, construction costs, and ancillary construction costs. In awarding the loans, ensuring owner-occupation, the achieved energy efficiency standard, and barrier-free execution play a decisive role. In this way, the program supports private construction projects and communal housing forms alike and contributes to sustainable, future-proof housing development in Hesse.
