Description
IFB Home Loan for New Construction supports the initial construction or first-time purchase of owner-occupied single-family homes and condominiums in Hamburg. Private individuals with German citizenship or a permanent residence permit, a settlement permit, or an EU permanent residence right can apply for a low-interest loan subsidy until 31.12.2026. Eligible costs include building plot expenses, construction and ancillary construction costs, expenses for outdoor facilities, as well as purchase prices including incidental costs for first-time acquisitions. The program particularly supports households with a taxable annual income of up to EUR 75,000 (single-person household), EUR 100,000 (two-person household) plus EUR 20,000 for each additional minor child.
Applicants submit creditworthiness documents, property documents, and a preliminary income statement or the current tax assessment to the Hamburg Investment and Development Bank (IFB Hamburg). Approval is granted in cooperation with lending institutions and is possible via the digital e-application portal. The loan is granted within two years after completion of the property to strengthen housing promotion in Hamburg and enable affordable home ownership. IFB Hamburg acts as the central development bank of the Free and Hanseatic City, consolidating state, federal, and EU funds to support construction projects and modernizations.
