Description

The Hamburg Investment and Development Bank (IFB Hamburg) supports the construction, modification, and expansion of apartments and shared flats for students and trainees in Hamburg through its program. Eligible applicants include property owners, leasehold holders, and non-profit organizations that create affordable housing with contemporary amenities. Funding is provided in the form of low-interest loans with an initial interest rate of 1.0%, as well as one-time and ongoing grants over a term of up to 30 years. Conditions for approval include, among others, equity capital of 15–20%, compliance with rent and occupancy restrictions, and specific requirements regarding apartment and room sizes.

The modular funding offer includes a mandatory basic module, which can be supplemented by optional components. Funding is available for single- and double-occupancy apartments in residential buildings and dormitories, as well as shared flats with individual and communal areas. Net cold rents are fixed for 30 years and are capped at a maximum of €262 (single apartment), €492 (double apartment), and €241 per place in shared flats; an increase of up to €4.50 per place is permitted every two years. Construction commencement is only considered non-detrimental to funding with the approval of IFB Hamburg. Compatibility with KfW loans opens additional financing options and makes the offer particularly attractive for investors seeking reliable conditions and long-term planning security.
