The goal of the Tyrolean private landlord funding is to improve the quality of offerings in the private room rental sector through investments such as sanitary upgrades, conversion to holiday apartments, new furnishings, accessibility, as well as the establishment of breakfast rooms, wellness and leisure areas, or ski/bike storage rooms.

Funding requirements
- Landlords of private guest rooms with a maximum of ten beds according to the Tyrolean Private Room Rental Act
- Landlords of up to three private holiday apartments with a total of no more than ten beds
- Guest rooms/holiday apartments at the main residence, rented alternately to guests

Description
The Tyrolean Private Accommodation Subsidy supports micro and small enterprises in Tyrol that rent out private guest rooms with a maximum of ten beds or up to three holiday apartments with a total of no more than ten beds at their primary residence on a rotating basis. The aim is to sustainably enhance the quality of the existing offerings through financial incentives for investments in sanitary expansions, conversions into self-contained holiday apartments, complete refurnishing, as well as barrier-free adaptations of the accommodations. Additionally, breakfast and common rooms, wellness and leisure areas, as well as lockable ski and bike cellars or workshops are subsidized. Funded measures must not be older than ten years prior to the application and must be completed within 24 months. The project duration begins no earlier than the receipt of the electronic funding application and ends no later than two years thereafter.
Investment costs are subsidized with a funding rate of up to 15% as a non-repayable grant. For wellness or leisure areas as well as ski/bike cellars, the minimum expenditure is €5,000 or €1,000 respectively, with the assessment basis capped at €20,000 or €5,000 respectively. Own contributions and land purchases are excluded. Applications must be submitted electronically by no later than 31.12.2027, including a detailed project cost breakdown, cost estimates (for special installations), and proof of previous de minimis aid. Privately classified accommodation providers applying for the first time receive an additional premium. The funding agency may request supplementary documents on a case-by-case basis and conducts on-site inspections of the measures. This subsidy contributes to strengthening the regional tourism infrastructure and ensures the long-term attractiveness of private accommodation offerings in Tyrol.
