Funding objective
For the comprehensive renovation of multi-family houses and dormitories with the upgrading of apartment standards, as well as the construction of new apartments through extensions, additions, and conversions, annuity or ongoing subsidies and investment grants may be granted in addition to the promotional loan.

Description
The City of Vienna offers grants for the comprehensive renovation of multi-family houses and dormitories, including standard upgrades, as well as for the creation of new living spaces through extensions, additions, and conversions. This continuously available program (since May 1, 2021, without a fixed end date) is aimed at owners of multi-family houses and dormitories, condominium associations, companies, cooperatives, and public institutions. The focus is on the areas of housing construction & modernization as well as infrastructure & urban development. In addition to the classic housing construction loan, annuity and ongoing subsidies or investment grants can be applied for to implement energy-related, design, and functional improvements and to sustainably enhance living comfort. Applications must be submitted at any time before the planned measures begin.
Requirements include that the building permit is at least 20 years old, the property complies with the development plan and land use designation or serves a public interest, and that after renovation at least half of the usable area is designated for residential purposes (minimum apartment size 22 to 150 m²). Newly created or vacancy-free apartments must be offered to the city for allocation, and rental during the funding period is only permitted on a cost-covering basis. Furthermore, a lien and a prohibition of sale must be recorded in the land register for any loans taken out. Required documents include a current land register excerpt, topographies (rent and owner lists), necessary powers of attorney, as well as existing plans, construction contracts, and cost estimates. The corresponding application form is provided by the City of Vienna’s housing subsidy office and forms the basis for submission.
