Funding objective
Support for renovations of existing buildings through individual measures to improve the energy performance level as well as heating optimizations, system technology, heat generation systems, and specialist planning/construction supervision, in order to increase energy efficiency and protect the climate.

Funding requirements
- Applicants must be investors in eligible individual measures on residential and non-residential buildings.
- In the case of non-owner applications, the owner must be informed in advance and be eligible to apply.
- The investment project must be carried out within the territory of the Federal Republic of Germany.
- The measure must contribute to improving the energy performance level of the building.
- The funded systems or energetically optimized building components must be used appropriately for at least 10 years.

Description
Federal Funding for Efficient Buildings – Individual Measures (BEG EM) supports private owners, condominium owners' associations, companies, municipalities, non-profit organizations, and associations nationwide in the energy-efficient renovation and heating optimization of residential and non-residential buildings. Funded individual measures include the insulation of exterior walls, replacement of windows and doors, modern ventilation systems, as well as solar thermal systems, heat pumps, biomass, and fuel cell heating systems. Heating optimizations aimed at emission reduction and digital operational optimization are also covered. Up to 70% of eligible investment costs can be granted as a subsidy, complemented by a low-interest supplementary loan from KfW. Funding rates range from 15% for measures on the building envelope up to 50% for specialist planning and construction supervision, plus bonus-eligible surcharges for climate speed, income, and iSFP bonuses.
Funding requires that the measures be carried out domestically and that the funded systems be used for at least ten years. Applicants must submit a delivery or service contract with a suspensive condition in the BAFA portal before the start of the measure; if applicable, confirmation by an energy efficiency expert is required. Further prerequisites include compliance with all technical minimum requirements according to the funding guidelines and timely submission of a usage and technical verification. Applications can be submitted continuously until the allocated federal funds are exhausted. This targeted funding contributes to increased energy efficiency, reduces operating costs, and supports Germany’s climate protection goals.
