Funding objective

Description

The construction subsidy under the S.WFG 2025 ownership program supports private individuals in creating new residential space in the state of Salzburg. Funding is provided for apartments within a land-securement model, densification of existing buildings, farmhouses as well as retirement houses with completed retirement apartments, and new apartments on undeveloped plots (plot size under 700 m²). These are direct grants ranging from €20,000 to €62,000, paid as a one-time grant; upon request, an additional interest-free annuity subsidy for loan repayment can be applied for. Requirements include a minimum investment sum of €200,000, a minimum external financing share of 30%, and a building permit with proof of legal validity. Eligible costs include construction costs, ancillary building costs, as well as labor and material costs. Applications can be submitted from 01.01.2025 up to a maximum of twelve months after the construction start notification via the online assistant. The funding period is 25 years and ensures sustainable use as a primary residence through liens in the land register.

Eligible applicants are private individuals entitled to ownership, co-ownership, condominium ownership, or building rights (term ≥ 66 years) and who establish a primary residence in the funded property. Required documents to be submitted include, in addition to the legally binding building permit and confirmation of land securitization, a current land register excerpt, planning energy certificate with ZEUS inspection protocol, cost estimate, financing plan, registration confirmations, and, if applicable, proof of income and marital status. Payment is made upon submission of the completion energy certificate, primary residence registration, and the land register security of the funding.
