Funding for Existing Property (Private Individuals) – KfW Banking Group

The KfW Banking Group offers nationwide low-interest financing to private individuals for a wide range of modernization and acquisition projects on existing residential properties. Through the loan program, energy-efficient renovations – such as façade, roof, or basement ceiling insulation, window replacement, heating and ventilation technology, as well as the use of renewable energies – can be realized, as well as measures to reduce barriers or enhance burglary protection. Additionally, the program supports the installation of smart home technology for intelligent control of heating, lighting, and security systems, as well as extensions and conversions to increase living space. The purchase of a used existing property can also be co-financed through the loan to fulfill the dream of homeownership while simultaneously implementing energy-efficient modernizations. Applications can be submitted continuously as long as budget funds are available.

Eligible for funding are all private individuals who intend to use their existing house or apartment themselves. Loan amounts vary depending on the measure and efficiency standard, up to €150,000 per residential unit, with terms of up to 35 years and flexible interest rate locks. The selection of suitable subprograms is made via the KfW product finder, which covers all thematic areas – from energy efficiency and climate protection to digitalization and infrastructure measures in the residential sector. Combining multiple projects, for example energy-efficient renovation and smart home expansion, is also possible, as is the subsequent application for purchase financing. In this way, KfW sustainably and attractively supports the improvement of energy efficiency, living quality, and security of existing residential properties.
