Description
Purpose of Funding and Target Group
The “Funding for the Construction of Rental (Purchase) Apartments S.WFG 2025” supports the creation of affordable housing in the state of Salzburg. Funding is provided for the re-occupancy of residential usable space in the form of rental and rental-purchase apartments starting from a minimum of three units. The grant is provided as a subsidy, consisting of a repayable portion amounting to €1,800 per m² of residential usable space with an annual interest rate of 0.5%, as well as a non-repayable portion of €720 per m² of residential usable space. For assisted living arrangements, the non-repayable subsidy increases to €1,020 per m², provided that communal rooms are constructed in accordance with the guidelines. Eligible applicants include public institutions, municipalities and municipal associations, legal entities under private law, church, charitable or benevolent corporations, as well as natural persons who own land or can prove a building right of at least 66 years. The measure is ongoing and can be applied for at any time before the start of construction after the building permit has become legally binding.
Requirements and Application Documents
For approval, a legally binding building permit, a valid planning energy certificate, and a site plan must be submitted. Additionally, the cadastral community number, plot number, and a detailed project motivation must be provided. Eligible costs include the pure construction costs and development costs per m² of residential usable space. Disbursement is made in stages according to construction progress; the final 10% is paid only after completion and commencement of the operational phase. Registration of the state lien rights in the land register is a prerequisite for the funding contract. Violations of the provisions, in particular non-compliant use, will result in repayment of the subsidy. The funding applies for a minimum of 25 years or until full repayment of the repayable portion including interest.
