Promotion of the Construction of Rental (Purchase) Apartments S.WFG 2025

The “Promotion of the Construction of Rental (Purchase) Apartments S.WFG 2025” supports housing construction in the state of Salzburg with a combination of repayable and non-repayable grants. Funding is provided for the creation of at least three new apartments for rent or rent-to-own. Eligible applicants include municipalities, municipal associations, legal entities solely owned by municipalities, non-profit and commercial developers, corporations, associations of persons, other private law legal entities, as well as natural persons. A prerequisite for a funding application is a legally binding building permit, an energy performance certificate for planning, the registration of a lien and prohibition of disposal in favor of the state of Salzburg in the land register, as well as ownership or building rights for at least 66 years. The project duration is 300 months to allow for the repayment of an interest rate of 0.5% p.a.

The repayable grant amounts to €1,800 per square meter of eligible residential usable area, the non-repayable grant to €720 per square meter. Applications can be submitted continuously from 01.02.2025 onwards; there is no deadline. Disbursement is made according to construction progress and only after the liens have been entered in the land register. Funded assisted living projects benefit from increased grant rates if communal areas are constructed. Particular attention is paid to compliance with rent caps and the long-term rental agreement in accordance with the Salzburg Housing Promotion Act 2025.
