Description

The funding supports private individuals in the state of Salzburg in acquiring newly constructed apartments in buildings with at least three units or within the framework of a land-securement model. In addition to a one-time grant ranging from €52,000 to €80,000 – scaled according to the number of persons and family situation – under certain conditions, an additional interest-free annuity subsidy of up to €500 monthly for loan repayment can be applied for. Eligible are persons or households recognized as "beneficiary persons," who do not exceed certain income limits and demonstrate a minimum amount of external financing (at least 30% of the total financing). Further requirements concern the sellers (developer status), a construction completion date no older than three years, apartment handover not older than twelve months, and an average land requirement of less than 400 m² per housing unit. Eligible expenses include the pure purchase price, incidental costs, and construction costs for new buildings; retroactive costs or debt settlements are excluded.

Applications can be submitted at any time from January 1, 2025, and remain open until further notice. The online assistant is used for the application process, with developers providing an entry link or assistant number. Required documents include, among others, the signed developer declaration, a detailed financing plan, the purchase offer or contract, proof of income, registration confirmation, energy performance certificate upon completion, and handover protocol. After a positive review, a funding offer is initially issued; following apartment handover and registration of the corresponding land charges, the funding commitment and disbursement take place. The responsible funding authority is the Housing Department of the Salzburg State Government; free consultation for application preparation and energy certificate coordination is offered.
