Description
The Schleswig-Holstein Building Land Fund promotes the active development of new residential building land in municipalities of the state through a two-stage program. In the first step, potential analyses are supported with a grant of up to 70% of the eligible costs to thoroughly assess existing land potential and necessary measures for residential land development. In the second program phase, the subsequent implementation of the development projects is financed as an interest-free loan covering 100% of the development costs defined in the analysis. Funding priorities include land acquisition, development measures, urban planning, and the creation of location-bound infrastructure. With this combination of grant and loan, the program aims at sustainable, demand-oriented housing development that aligns with state planning objectives and predominantly enables residential use.
Only municipalities in Schleswig-Holstein planning land developments with predominant residential use are eligible to apply. A completed potential analysis from program phase 1 is a prerequisite for entering the loan funding phase. After the complete sale of the land, the state participates with 50% in the generated surplus proceeds. The Investment Bank Schleswig-Holstein (IB.SH) accepts applications on an ongoing basis and supports the grant process from application through reporting and accounting to the final interim use verification. Municipalities benefit from professional support and optimal liquidity planning in the development of new residential areas in the true North.
