Description
With Hessengeld, the state of Hesse is promoting for the first time the acquisition of owner-occupied residential properties or building plots subject to real estate transfer tax within the state. Private first-time buyers receive a non-repayable grant of up to €10,000 per buyer (maximum €20,000) as well as an additional €5,000 per minor child moving into the property. Funding requirements include the notarized purchase contract concluded from March 1, 2024, the full payment of the real estate transfer tax, owner-occupation as the main residence, and first-time ownership of the property in Hesse. In cases of partial rental or partial commercial use, the grant is limited proportionally to the living area share of the paid real estate transfer tax. Payment is made in ten equal annual installments, starting after the grant approval becomes final and proof of move-in is provided by a registration certificate.
Applications are submitted exclusively digitally via the customer portal of the Wirtschafts- und Infrastrukturbank Hessen (WIBank). The application must include: the fully notarized purchase contract, official identity documents of all eligible persons named in the contract, registration certificates of the persons moving into the property, and where applicable, birth certificates of minor children, powers of attorney for those under 18, and evidence for the calculation of living space in case of partial use. WIBank reviews the documents, decides on the grant amount, and sends the digital approval notice.
