Description

Hessengeld is an ongoing grant program of the state of Hesse aimed at relieving first-time buyers of owner-occupied residential properties from real estate transfer tax. As part of the immediate program “11+1 for Hesse,” 100% of the actual real estate transfer tax paid is reimbursed – up to €10,000 per buyer (maximum €20,000) plus an additional €5,000 per child under 18 years of age moving into the property. Applications can be submitted at any time from March 1, 2024, provided the notarized purchase contract was executed from this date onward and the property is located in Hesse. The funding is targeted at natural persons who have become first-time (co-)owners of an owner-occupied residential property. Thus, the program supports the areas of housing construction & modernization as well as infrastructure & urban development and makes an important contribution to strengthening homeownership in the region.

For the application, the following documents must be uploaded in the WIBank customer portal: notarized purchase contract, official identity documents of all eligible persons listed in the contract, registration certificates, birth certificates of eligible children, and, if applicable, powers of attorney. In addition, a calculation of living/usable space, the real estate transfer tax assessment notice, and the tax identification numbers of all applicants are required. WIBank – Wirtschafts- und Infrastrukturbank Hessen – coordinates the program and supports applicants throughout the entire application process. Through the straightforward online processing in the customer portal and comprehensive support, private buyers are efficiently assisted in realizing their dream of homeownership.
