The Investitionsbank Schleswig-Holstein (IB.SH) offers long-term low-interest loans for private individuals with the IB.SH Immo Effizienzhaus program, who wish to construct, acquire, or energetically modernize owner-occupied residential properties in Schleswig-Holstein. With loan amounts ranging from a minimum of €15,000 up to a maximum of €200,000, IB.SH supports the construction and purchase as well as the comprehensive renovation of properties that fall significantly below the minimum energy standards. In particular, new builds or new build purchases must have an annual primary energy demand and transmission heat loss at least 10% below the requirements of the Building Energy Act (GEG). For existing properties, the EffizienzhausSH 100 standard applies, which must be achieved within one year after completion of all modernization measures. The interest rate can be fixed for either 10 or 15 years, ensuring predictable costs throughout the entire term.
Only owners who use the property themselves and contribute at least 7.5% of the total costs in the form of equity or personal labor are eligible for funding. Holiday apartments and second homes are excluded. The funding rate amounts to 40% of eligible expenses and can be increased up to €200,000 through supplementary loans for particularly high energy standards or family-friendly conditions. Applications can be submitted year-round directly through IB.SH, which, together with additional public funds and bank financing, ensures comprehensive support for energy-efficient residential projects in the region.
