Description
Within the framework of the promotional loan "IBB Age-Appropriate Living," the Investitionsbank Berlin (IBB) supports modernization measures in Berlin residential buildings to reduce barriers, increase living comfort, and improve burglary protection. Funding is provided for individual measures such as the renovation of sanitary facilities, the installation of elevators, or the removal of thresholds, as well as for more extensive conversion measures according to the "Age-Appropriate House" standard. The acquisition of already barrier-reduced renovated residential units or the conversion of heated non-residential spaces into living space is also eligible for funding. The low-interest loan is refinanced by the Kreditanstalt für Wiederaufbau (KfW) and further subsidized by an additional interest grant from the IBB of up to 0.6 percent p.a. Up to €50,000 per residential unit can be claimed, with variable terms of up to 30 years and grace periods without repayment possible.
Eligible applicants include municipal and private housing companies, housing cooperatives, as well as landlords, investors, and first-time buyers of barrier-reduced living space in Berlin. The prerequisite is that the investment is located in Berlin and that customary bank securities are provided. Boarding houses, holiday or weekend homes, as well as nursing and retirement homes, are not supported. Applications can be submitted continuously without a fixed deadline; early repayment within the fixed interest period is possible subject to a prepayment penalty, partial repayments are excluded. For the application submission, a financing plan/application, terms overview, ESG self-declaration, self-disclosure, and pre-contractual information must be provided. With this low-interest funding, the IBB contributes to sustainable, barrier-reduced housing in the capital.
