Description

The IBB WEG financing is aimed at individual owners of condominium associations with investment locations in Berlin. All measures on common property are eligible for funding – such as thermal insulation, window replacement, or heating system renewal to improve energy efficiency. Barrier-reducing modifications like elevators and stairlifts, general maintenance work (water supply, pipe renovation), as well as special measures for flood protection, noise protection, and radon remediation also fall within the scope of funding. Up to 100% of the financing requirement can be covered by a low-interest loan from Investitionsbank Berlin or the KfW banking group. Grace periods without repayments, variable terms from four to 30 years, and fixed interest rates according to a uniform agreement each time allow flexible structuring of the loan conditions. Joint and several liability of the condominium association is waived; customary bank securities must be provided and – for loan amounts up to €50,000 – a land charge can be waived for owner-occupied residential property. An application must be submitted before the start of construction measures.

Creditworthiness and property assessment as well as the resolution of the owners’ association constitute the essential criteria for approval. Comprehensive documents must be submitted for the application: financing plan, administrator’s confirmation of condominium fee payments, project description, cost summary, resolution minutes, land register excerpt or power of attorney for land register inspection, self-disclosure, and proof of income or liabilities.
