Rental Housing Financing L-Bank – Living & Housing

Rental Housing Financing L-Bank – Living & Housing offers long-term low-interest loans for the new construction of energy-efficient and barrier-reduced rental apartments as well as for daycare centers in Baden-Württemberg. With financing amounts of up to €150,000 per housing unit or €25,000 per daycare place, the program primarily supports projects for young couples, families with children, and seniors. By aligning with the requirements of the Building Energy Act (GEG), a sustainable reduction in energy demand is ensured. The L-Bank provides municipalities, housing cooperatives, housing companies, and other public bodies with flexible loan conditions without fixed application deadlines, provided that construction has not yet begun.

Only new buildings that are predominantly rented to the target groups and that at least meet or exceed the energy minimum standards of the GEG are eligible for funding. For barrier-reduced housing, at least two of the six defined equipment areas (access, elevator, apartment entrance, room geometry, sanitary facilities, orientation systems) must be implemented. Individual housing units in condominium associations as well as granny flats are excluded from funding, as is submitting applications under multiple funding priorities for the same project. Combined use with other state and L-Bank programs is possible, provided the total amount of all funding does not exceed the eligible expenses. Applications must be submitted to the L-Bank in Karlsruhe before construction begins.
