Description

The Lower Austria Housing Subsidy for Apartment Renovation supports owners, building rights holders, municipalities, and non-profit organizations in Lower Austria in the modernization of existing residential buildings. Funding is provided for energy-related, safety-relevant, and barrier-free renovation measures with a non-repayable grant of up to 4% annually of the annuities on loans, amounting to up to 30% of the recognized renovation costs. A prerequisite is a residential usable area to be renovated of over 500 m² as well as a building permit that is at least 20 years old (exceptions apply for energy, flood protection, barrier-free, or safety renovations). For renovation costs from €360/m², the management of a construction bank account and the commissioning of an authorized person for the energy certificate are required. The grant is optionally granted for a term of 10 or 15 years, and for recognized costs under €360/m² for 10 years. A maximum of €1,000 per square meter of residential usable area can be funded. Renovation work may only begin after approval and must be completed within one year.

The application requires an officially approved renovation design by the building authority, a list of usable areas, proof of ownership or building rights, cost sharing of construction (if applicable), power of attorney in case of representation, building permit documents including plans, and an expert statement by an authorized person. Applications can be submitted continuously and at any time before the start of construction. The goal is to make the housing stock in Lower Austria more sustainable, safer, and barrier-free. The funding is provided as a direct grant without repayment obligation and is exempt from regional fees. A local inspection of the renovated property ensures compliance with the guidelines.
