Description
The program “Housing Promotion – Shared Apartments for Supervised Living Groups and Shared Housing” of the state of Rhineland-Palatinate, in cooperation with the Investment and Structural Bank Rhineland-Palatinate (ISB), supports investors from companies, public institutions, private individuals, interest groups, and associations in the implementation of climate-friendly community housing projects. Funded are supervised living groups for elderly people, people with disabilities, and persons in need of care, as well as shared housing for students and trainees. Low-interest loans at 1% p.a. and repayment grants with funding rates between 50% and 90% are available for this purpose. Additionally, supplementary loans for energy-efficient construction, sustainability certificates, and barrier-reducing measures can be applied for. The involvement of an energy efficiency expert is a prerequisite for certain climate-related supplementary loans. Applications must be submitted continuously to the ISB before construction begins.
Requirements include the designated use for supervised living groups or shared housing, compliance with technical building regulations for accessibility and prescribed living space sizes, as well as a substantial construction cost of at least EUR 1,000/m². Tenants must present a housing entitlement certificate and comply with income limits. A personal contribution of 15% of the total costs as well as rent and occupancy restrictions are mandatory. Eligible projects include new construction, replacement new construction, expansion, conversion, remodeling, and change of use. For the application, among other documents, an application form, a statement from the local administration, proof of housing entitlement and energy efficiency, and, if applicable, a QNG-Plus sustainability certificate are required. The funding initiative encourages the creation of affordable, environmentally friendly, and inclusive housing in Rhineland-Palatinate.
