Description
The loan program for the promotion of student housing in Bavaria supports public institutions, private individuals, and companies in the creation and preservation of affordable housing at state and state-recognized universities. With interest-bearing loans of up to €75,000 per accommodation unit for a 40-year occupancy commitment (or up to €45,000 for 25 years), the Bavarian State Ministry for Housing, Construction and Transport makes an important contribution to alleviating the financial burden on students with lower incomes and adult trainees. Funding is provided for new construction, extensions and additional floors, conversion of buildings previously not used for residential purposes, as well as energy-efficient modernization. Additionally, ecological measures, garage costs, and architectural competitions can be compensated with an increased grant. Prerequisites include a sustainable demand forecast, convenient location, a minimum of five accommodation units, creditworthiness of the applicants, and an equity share of at least 15%.
The funding rate amounts to up to 65% of eligible expenses depending on the occupancy commitment and is unlimited in duration; applications can be submitted at any time before construction begins to the responsible district administrative authority. For an application, among other documents, the STUd form, proof of property or hereditary building rights, own and external funds, technical construction documents, as well as cost and living space calculations are required. The occupancy commitment ensures that funded accommodation units are primarily available on a permanent basis to students in need (BAföG recipients or income up to 30% above the BAföG maximum rate).
