Funding objective

Description

The interest-subsidized loan from Investitionsbank Berlin (IBB) supports municipal and private housing companies, housing cooperatives, as well as landlords, investors, and first-time buyers of newly renovated residential buildings or condominiums specifically in Berlin in their energy-efficient modernization efforts. With an additional interest subsidy of up to 0.6% p.a. on the KfW loan and an attractive repayment grant, renovation projects are funded that meet the KfW Efficiency House standard or include individual energy measures such as insulation, window replacement, as well as heating and ventilation systems. This also covers listed buildings, the conversion and expansion of heated non-residential areas into living space, as well as digital energy-saving and smart systems. A combination with other public funding is possible, provided the total funding rate does not exceed 100% of the eligible costs.

Funding of up to €150,000 per residential unit is available for complete renovations to the Efficiency House standard and up to €60,000 per residential unit for individual measures. Requirements include, among others, an investment location in Berlin, a building application or notification at least five years old, customary bank securities, and proof of an energy efficiency expert. Boarding houses, holiday and weekend homes, as well as refinancing of already started projects, are excluded. Applications can be submitted at any time before the start of the project. For approved loan amounts, a drawdown period of 12 months applies, which can be extended up to 48 months without a new application. This continuously available financing makes an important contribution to climate protection and energy-efficient housing construction in the capital.
