The Investitionsbank Berlin supports property owners, landlords, investors, as well as owner-occupiers in measures to improve energy efficiency, barrier-reducing construction measures, and general maintenance and modernization of residential buildings, including adding additional floors, extensions, and other construction measures in Berlin.

Description
The Investitionsbank Berlin offers property owners, landlords, investors, as well as owner-occupiers in Berlin a low-interest loan for comprehensive modernization and repair measures. Funding is provided, among other things, for individual energy-related measures such as window replacement, thermal insulation, and heating system renewal, the use of renewable energy sources, barrier-reducing installations such as elevators and stairlifts, as well as general repairs like altered apartment layouts and sanitary renewals. Extensions and additions, vertical expansions, as well as further construction measures for noise reduction or elimination of water damage are also included in the scope of funding. The goal is to increase energy efficiency, improve living comfort, and make a sustainable contribution to climate protection in the capital.
Financing is provided as a loan with a maximum amount of €100,000 per residential unit and a funding rate of up to 100% of eligible expenses. Requirements include an investment location in Berlin, customary banking securities, and application submission prior to the start of construction or modernization work. A creditworthiness assessment, property valuation, and consideration of sustainability aspects form the decision criteria. For the application, a financing plan, self-disclosure, a document checklist, pre-contractual information, and an ESG self-declaration are required. Thanks to the ongoing funding opportunity, planned projects can be submitted early and optimally realized in combination with other public funds.
