Description
The IFB Homeownership Loan for Existing Properties is aimed at private individuals who wish to use an already existing property in Hamburg as their primary residence for the first time and simultaneously carry out energy-efficient renovations. The funding consists of a long-term low-interest loan that covers both the purchase price including ancillary purchase costs as well as the costs of modernization, renovation, energy consulting, and the issuance of the energy performance certificate. A prerequisite for approval is proof of German citizenship or a permanent residence permit in the European Union, as well as at least one minor child in the household. Additionally, household income must not exceed the specified limits (EUR 75,000 for one person, EUR 100,000 for two persons, plus EUR 20,000 for each additional child). The building must be in energy efficiency class D to H before the renovation begins and must achieve at least class C after completion of the measures.
Applications must be submitted by December 31, 2026, via the digital e-application portal of the Hamburg Investment and Development Bank (IFB Hamburg). To complete the application, creditworthiness documents, property documents, energy performance certificate, tax assessment or provisional income statement, as well as proof of the minor child, must be attached. The processing time is 5 to 8 working days after submission of all documents.
