Description
NRW.BANK.Building Renovation offers private owners in North Rhine-Westphalia low-interest loans of up to €150,000 with a financing share of up to 100% for modernization measures on owner-occupied residential property. The program supports investments in energy efficiency (e.g., thermal insulation, windows), renewal of heating systems with hydraulic balancing, installation of climate-friendly photovoltaic systems including battery storage, as well as flood protection measures. Furthermore, modernization and repairs aimed at reducing resource consumption, barrier reduction and burglary protection, rectification of structural defects, and immediate repairs following storm damage are funded. Interest rates are fixed for terms of up to 35 years, with interest rate fixation options of 10, 15, or 20 years available at 35 years. Annuity loans offer a repayment-free first year, while bullet loans are repaid at the end of the term. A commitment fee of 0.15% per month applies from the seventh month onward, as well as possible prepayment penalties.
Prerequisites for funding include compliance with the building regulations of the Building Energy Act, secured overall financing, and the investment location in North Rhine-Westphalia. Non-eligible are the acquisition of residential properties, outdoor facilities, refinancing of already completed projects, and debt restructuring. Applications are submitted through the house bank procedure before the start of the measure: the house bank or savings bank forwards the application to NRW.BANK. Required documents include a project description, cost estimates, financing plan, proof of income and identification, declarations regarding de minimis aid, as well as grant and data protection notices. The program equally contributes to climate protection, accessibility, and sustainable residential development in North Rhine-Westphalia.
